Real estate investing continues to be very popular in Portugal. The gross profitability of buying a house to rent in the last quarter of 2024 was 6.9%, one of the greatest percentages in recent memory. However, depending on factors like the location of the property or the available investment budget, risk and performance vary. In actuality, many people want to profit from their bank savings but are unclear on where to invest their funds or what type of real estate to purchase.


Certain websites have created the "Investment Opportunities" service to assist investors in finding the best real estate investment opportunities in any region of Portugal. You can now include rental pricing, demand data, and expected profitability this new feature. To put it another way, you use your investing strategy and the filters you choose to identify real estate opportunities in the area for which the service was hired. This helps you comprehend the risk involved.


The "Investment Opportunities" app allows you to sort or filter by:

  • Desired profitability: divide the purchase price, including taxes and expenses, by the anticipated yearly revenue to determine the desired gross yield;

  • Search for rentals: You can also ascertain whether the neighbourhood where the property is located needs that type of property.

  • Estimated price: we inform you if the advertised price is a "bargain," more than the going rate, or both;

  • Rent estimate: Using Idealista's evaluation algorithm, the tool provides an estimated rental price based on the property's location or specific features, such as whether a lift is available, whether parking or storage is available, and what kind of instructions are available. It also lets you know how the house is doing, such as whether it is brand-new, in good shape, or needs renovating. Remember that you can also filter by number of rooms or square meters (m2).

  • Furthermore, by adjusting the investment parameters (property price, financed amount, interest rate and term, renewal, operating costs, etc.), this new service offers an investment calculator that lets you compute cash flow, return on equity (ROE), or the profitability of net equity, as well as gross and net profitability. The location of the residence and some sociodemographic information, such as the number of occupants, the average monthly household income, the most common age group, and the percentage of foreigners residing there, are also briefly described.


Using the "Investment Opportunities" function, you may also save the selected property in your opportunities portfolio. To do this, you have to click the "save opportunity" button that appears at the bottom of each advertisement. To remove it from the favourites list, you must press the button once again.


Methodology: A statistical procedure that takes into account a number of criteria was used to calculate the estimations, none of which are suggestive. They cannot, therefore, be taken as proof of a property's true profitability.
